Seahaus 75% Sold; Next Wave of Homes Coming This Weekend |

The information and sales center for Seahaus, a condominium community being built by Barratt Urban Development and CLB Partners on a spectacular bluff overlooking the Pacific in the Bird Rock area of La Jolla, is set to open on April 24.
Dubbed Seahaus Shop, the center will feature over $100,000 worth of computer animation programs that will allow prospective Seahaus purchasers to visualize the stylish and elegant new seaside community in its final form. It will be located across La Jolla Boulevard from Seahaus at the corner of Midway Street.
Presale appointments for Seahaus were conducted at Hotel Parisi in downtown La Jolla during March and April. Sales will officially begin in when Seahaus Shop opens on April 24. "Seahaus Shop is sure to be a top-of-the-line sales center that will afford potential home buyers the luxury of being able to view the full Seahaus experience," said Michael D. Pattinson, president of Barratt Urban Development. "The extremely advanced technology will allow visitors to virtually drive down the street, into the entry, walk through the courtyards, and enter several fully furnished homes. It will even be possible to look through the windows of The Breakers at actual ocean views."
Seahaus Shop will also include a full-size kitchen and bathroom, an on-site interior design center and an upstairs wine bar for guests to relax on the second-story view deck.
More than 700 people attended an unusual standing-room only "Meet the Architect" event for Seahaus at the Museum of Contemporary Art San Diego in La Jolla last month, where a $50,000, 360-degree scale model of the entire four-acre community was unveiled. The scale model will be displayed at Seahaus Shop when it opens.
Seahaus is replacing a pair of rundown and abandoned motels with 138 luxury townhomes and condominiums along with 5,700 square feet of top-grade retail space, a community meeting room and private recreational facilities.
In the developers effort to provide a custom-level diversity, Seahaus will present 37 broadly varied floor plans, ranging from approximately 700 to 2,200 square feet. Two-story townhomes, large elegant flats, luxurious single-level oceanview condominium homes and sprightly loft studios will be offered in five distinct product lines: The Studios, The Rowhomes, The Colony, The Cottages and The Breakers, with prices ranging from the $400,000s to more than $1 million. First move-ins are anticipated at the end of the year.
A retail center and recreational amenities among carefully maintained grounds with several fountains are also part of the plans. A swimming pool area offering changing rooms, a spa, a firepit, barbecue grills and a grassy area will be centrally located within the Seahaus community. Homeowners will also enjoy the ease and security of subterranean parking.
Barratt Urban Development announced earlier this month that it will contribute $920,000 to the city of San Diego in an effort to ease traffic problems in the Bird Rock neighborhood of La Jolla. Addressing concerns from Bird Rock residents, Barratt is the first developer to assist in the funding of the citys Bird Rock Traffic Calming Plan, which includes five new modern roundabouts designed to ease traffic flow along La Jolla Boulevard along with beautification measures. The developer is also retaining stately palm trees on the Seahaus site, preserving three view corridors to the ocean, and providing public access to a scenic overlook.
According to Mark Steele, founder and president of M.W. Steele Group and lead architect on Seahaus, the livability of each of the distinctly unusual floor plans was very important in the design process and is clearly evident in that each unit has plenty of light and air with excellent cross-ventilation for the soft La Jolla sea breezes to reach through the interior of every home.
"I am certain Seahaus will be a great benefit to Bird Rock and will integrate well with the community. The open spaces will stand out, especially the views to the ocean from the Seahaus property," Steele added. "I am convinced that Seahaus will enliven the Bird Rock community and will add vitality to the commercial core, as well as a sense of community, progress and success."
The Studios will offer the most urbanized style of living at Seahaus, with some homes situated above retail shops on La Jolla Boulevard and others bordering Midway Street. A central plaza at the corner of La Jolla Boulevard and Midway Street will serve as a community gathering spot. With prices ranging from $450,000 to $650,000, the 13 homes at The Studios will offer 714 to 1,002 square feet of living space. Some homes will be laid out in a traditional loft style and others will offer a single master bedroom with one bathroom, with each residence utilizing innovative design to maximize space. All homes at The Studios will offer large windows and a balcony.
The Rowhomes, which will front La Jolla Boulevard, will feature a distinguished and sophisticated architectural design. The brick exteriors of the three-story-high Rowhomes will be punctuated by timber accents with vines and iron balcony railings. The 22 single-story homes on three levels will offer one and two bedrooms and 1 1/2 to 2 bathrooms with 1,368 to 1,496 square feet of living space. Patios will be offered on first-floor units and balconies on second- and third-floor homes and prices will range from the $600,000s to the $800,000s.
The Colony will be located along Forward Street and will feature a subtle palette of colors on a combination of right angles and curving arches on the exterior. The 36 homes at The Colony will offer the greatest diversity of floor plans at Seahaus with a total of 19 plans from which to choose. Ranging from 1,236 to 1,740 square feet, these residences will offer one and two bedrooms, one to two bathrooms, and a library in select plans. The single-story homes will feature patios on the first level and balconies on the second- and third-level homes. Prices will range from the $600,000s to $1 million.
The Cottages will be located in the middle of the Seahaus community. The four separate buildings will contain eight two- story units ranging from 1,341 to 1,363 square feet, with a rooftop patio on some models. The Cottages will be styled after a classic row walk of beach homes with faded timber exterior walls and tilted roofs, and an adjoining patio garden. One bedroom and 2 1/2 bathrooms will be available in each residence in addition to a loft-style den on the second floor looking down over the living room. Prices at The Cottages will range from the $800,000s to the $900,000s.
Ocean views will be available from The Breakers -- luxury flats that will feature 57 single-story units fronting Chelsea Street. The Breakers will range from 1,679 to 2,163 square feet with prices ranging from $1.1 million to $1.8 million. Two bedrooms will be available with two bathrooms and a library in select floor plans. Each unit will offer a balcony overlooking the Pacific Ocean. The modern and simple buildings at The Breakers will be accented by multiple archways over doors and oversized wood-clad windows. The Breakers are designed to give a nod to the residential environment along exclusive Chelsea Street with varied architectural styles.
