$120 Million Seahaus Condos Launch Construction in La Jolla

Construction has begun on the $120 million Seahaus condominium community on a spectacular bluff overlooking the Pacific in La Jolla, it was announced by Michael D. Pattinson, president of Barratt Urban Development, co-developer with CLB Partners.

Construction on the 138-home oceanview community is being handled by Webcor Builders, one of the Wests foremost construction contractors.

"Barratt and CLB are proud to have a construction firm of Webcors sterling caliber and reputation to handle what will be a landmark project along the San Diego coastline," Pattinson said while touring the site as initial concrete footings were poured. "A project of this diversity and architectural distinction requires highly professional attention to detail and a dedication to fine craftmanship, qualities which Webcor is well recognized.

"The ultimate and most important judges of our work at Seahaus will be the homeowners themselves and the surrounding Bird Rock neighborhood of south La Jolla. In addition to Seahaus outstanding architectural design, Barratt and CLB Partners, together with Webcor, will be observing the highest construction standards and meticulous quality control throughout.

"A community with the world-class stature of La Jolla deserves nothing less."

Seahaus is replacing a pair of rundown, abandoned motels, with 138 luxury townhomes and condominiums, along with 5,700 square feet of top grade retail space, a community meeting room and private recreational facilities.

In the developers effort to provide a custom level of diversity, Seahaus will present 37 broadly varied floor plans, ranging from approximately 700 to 2,200 square feet two-story townhomes, large elegant flats, luxurious single level oceanview condominium homes and sprightly loft studios will be offerred in five distinct product lines. A retail center and recreational amenities, among carefully maintained grounds, are also part of the plans. Homeowners will enjoy the ease and security of subterranean parking.

Barratt is retaining stately palm trees on the site, preserving three view corridors to the ocean and providing public access to the scenic overlook.

"Architectural variety will convey a coastal eclectic streetscene with visual full-perimeter excitement, resulting in an upbeat, uncluttered, well-landscaped environment blending with adjacent properties and the established upscale Bird Rock milieu," Pattinson noted.

Anticipated pricing is from the $400,000s to over $1 million. Nearly 2,000 persons have already placed their names on the advanced interest list for Seahaus according to Cynthia Monaco, sales and marketing manager for Barratt Urban Development.

As the richly detailed Seahaus village begins to take shape, the developers in early 2004 will open an information and sales center, Seahaus Shop, across La Jolla Boulevard at the corner of Midway Street.
