Austin City Lofts Construction Report

12/01/2004

As building construction nears completion, Austin City Lofts first move-ins are scheduled for early Spring 2004. One home is already finished and both interior and exterior work is progressing rapidly. Prospective owners still have a limited opportunity to choose special finishes and modifications to their homes.

With the exterior nearly complete, the gleaming copper shingles of Austin City Lofts is a beacon attracting increasing interest of realtors, buyers and the community as the buildings dynamic design has taken shape. Recently, they were honored to receive Downtown Austin Neighborhood Associations Urban Light Award. As a result of the renewed attention, the project experienced brisk sales through November and December.

The 14-story Austin City Lofts residential high-rise, developed by CLB Partners and Fremont Realty Capital, located in the emerging Market District, offers buyers a maintenance-free lifestyle within walking distance of the cultural, entertainment and recreational amenities of downtown Austin. The surrounding pedestrian-oriented neighborhood is especially appealing to young professionals and empty-nesters seeking to minimize the inconvenience of Austin gridlock.

Designed by Larry Speck of PageSutherlandPage Architects of Austin, the partially copper shingled exterior and native Austin limestone accents give the building a distinctive capital city flare. Ideally set in a location bordering Shoal Creek, Austin City Lofts features high-rise homes with panoramic views, large private balconies, assigned garage parking and controlled building access. A beautiful arbor passageway permits entrance to the Town Lake Hike & Bike Trail.

Austin City Lofts also provides homeowners with a secluded outdoor setting to enjoy a private lap pool and spa, a fire pit and a communal cooking area. Marla Henderson Design Group of Austin is creating the stunning interior appointments for the lobby, corridors and the outdoor entertainment areas. Interior finishes for the high-rise homes feature gourmet kitchens with Jenn-Air appliance packages, European style cabinets with several stain selections, 3cm granite slab countertops and Moen Faucets.

Condominium homes at Austin City Lofts include a mix of flat and two-story loft homes, ranging in size from 1,000 to 3,100 square feet and priced from $290,000 to $1.2 million.
