CLB Partners’ flagship development, 2011 Cedar Springs Road, was completed in November of 2000. The project is located in the urban Uptown neighborhood, just north of downtown Dallas. As the first new-construction, for-sale loft project in Dallas, 43 of the 45 units were sold within the first nine months of marketing. Each of the two-story luxury lofts, with an approximate unit size of 2,300 square feet, provides a commanding view of the downtown Dallas skyline. The lofts were offered at a starting price of $370,000.
Individual homes feature 20-foot windows overlooking downtown, extra large balconies, hardwood floors, stained concrete, granite kitchen surfaces, excellent appliance package with upgrades, and large bathrooms with marble and stone, oversized showers and whirlpool tubs. Amenities for the community include a swimming pool, security systems, covered and secured parking.
Located on the northern edge of the Dallas Central Business District, the building is at the cross streets of Cedar Springs, Harry Hines, Harwood and Wichita Street. Just one block south of The Crescent Office Building and Hotel, homeowners are within walking distance of the American Airlines Center, and the numerous restaurants, shops, galleries and theater of the eclectic Uptown area. Cedar Springs Road connects the property to the fashionable Turtle Creek and Highland Park areas to the north and the employment base of downtown Dallas to the south.
The real estate market of the Uptown area has evolved from primarily high-end rental units to direct ownership of condominiums and townhomes. The area has experienced the conversion of several buildings, including vacant office and warehouse buildings, into retail and residential space. While CLB Partners anticipated a demand for upscale new construction lofts, the acceptance of this project exceeded expectations as 95% of the units sold within nine months of the projected sell-out timeframe.
